57ft Narrow Boat live aboard with free mooring for upto 4 months in Bristol

I have for sale my much loved 57ft Narrow boat that i have lived on for 3 years, I am taking a leap into the unknown and designing my own boat and can't afford to keep both! She's called Quercus and will be sold with a free 4 month mooring in Port Avon Marina, Keynsham, Bristol. This is really close to the train station and has great access to the river and canal network. SO about the boat, Entering from the stern or the back of the boat, I've got a pram cover which is two years old and is fantastic as it gives another room on the back, its also collapsible and removable within 15 min, i took it off over the bank holiday to enjoy the sun and hoped it back on and it was really easy. we have under seat LED lights and a 240v socket on the back so you can plug a radio or charger in as your driving or a lamp on a night, really useful. entering the boat down 4 steps into the double bedroom with storage under the bed and 4 drawers below the bed plus a cupboard. TV and under the bed is a safe which i use for ammunition but could be used for cash or laptops. We also have a tall cupboard for hanging clothes and has plenty of room for storage, there is also a low cupboard for storage which I use for storing washing. above the bed is 3 cupboards which are great for t shirts and stuff. 2 round windows and curtains, 4 LED lights. heading forwards we go through the door to the bathroom which is a walk through bath room so its a reasonable size, in the bathroom is a cassette toilet which we have two cassettes and it flushes of the main water tank, not a port loo its fixed. we have a sink with cupboard above and below with lights and then a shower which has really good pressure, I love this shower and I only use the boat shower as its that good! Two windows and a fan vent. then going through another door, we have the kitchen which is very usable, A gas cooker which is great and clean although the glass top departed the boat one day when it wouldn't stay up so its missing that bit. lots of storage, a sink and sockets. There is a side pair of window doors which are great, i recently painted them and i haven't put the lock back on yet. On the other side of the kitchen there is two bar stools which sit unto the work top, the ceiling has been covered in some hard wood strips which needs finishing off, there was a hanging cupboard over the top and made the area really unsociable so i took it down. After the kitchen is the lounge and we have a squirrel log burner which is the best, this is fab in the cold nights and I forgot to mention the other heating method is the 4 radiator system that runs of the espature system, basically you push a button and the heating comes on or you can use the programmer which does it for you. Then we have a sofa (included) with a TV and lots of cupboards. Two types of lighting in this area which is great. going out of the double doors to the front of the boat is a massive under floor water tank, it lasts about 10 days including shower each day so really good and you can drink the water. so the front area also has a cover and a window, again this can be taken off and is great to sit out and chill! Forward of that is the gas and anchor cupboard which also houses a mop and bucket. The extras that I haven't mentioned on the way through are the Dyson vacuum (cordless) The Generator used once 2.2KVA The Inverter that converts 12v to 240v when your out. The fridge freezer in the kitchen that is the highest rating so very efficient and there is probably loads that i have missed. She was blacked 2 and a half years ago and anodes changed. Beautiful 47ft project boat, will make a great home for somebody whilst finishing her off (I've lived aboard for the past 6 months as she is, so you have many options). Gorgeous mooring in Keynsham, directly between Bath and Bristol, perfect for commuting, yet peaceful and tranquil enough to remind you that you're not in the city. She came out of the water August and was fully re blacked / bitumen and the hull looked great (so I was told by the previous owner, although they didn't have a hill survey done so you may wish to do this?) She has beautiful windows which come out fully, perfect in the summer! And great space front and back. Inside you will find a great single ottoman bed with loads of storage, cassette toilet, gorgeous living area with a log burner and plenty of comfortable living space. The kitchen is where the work (in my opinion) is needed. There is currently no running water. I haven't personally started the engine since I bought it 7 months ago as I've had no need, so if you're buying this as a cruiser please know what you're looking at before asking me loads of questions as I will not know the answer. 52' Tug Style narrowboat canal boat traditional back cabin.

52' tug style narrowboat, steel work by Martin Brooks in the style of a Les Allen boat. Bob Allen helped Martin out in the early stages of building this boat. It is fitted with a Sabb 2G marine engine with Sabbs heavy duty gear box. This boat is an unfinished project but all the big and hard work has been done its just the finishing off, the living room and kitchen are the most unfinished. The back cabin requires 2 draws under the bed, ticket draw and moulding fitting (supplied) otherwise is grained out and ready to go includes, cooking range, light fittings and cushions. The engine room needs some cupboard doors and a bit of pipe boxing and cable trunking, nothing too serious. The bathroom need a few chamfers plaining onto capping strips, front of shower tray capping strip and a skylight surround plus varnishing, comes with shower, sink and portapotty. There is a small wardrobe to the right of the bathroom door, to the left os the door is a unfired Kabola E3 diesel central heating boiler with some of the connecting plumbing done to the calorifier which is also connected to the engine. The kitchen has a full size marine gas cooker used once. A batts 12V marine fridge, there is a Morco gas water heater and an unfinished drank unit, the sink is installed, comes with oak shaker style wooden draw fronts and cupboard doors these are still wrapped and unfitted. The from of the boat is lined but unfitted as is under the tug deck area. There is a seaflex water tank and a water pump at the front of the boat and immediately above the water tank is a large tank which was intended for diesel heating fuel. The front of the boat has a gas locker. The gas system and water system both work and passed the last boat safety (expires ) The electric system comprised of a single alternator with a split charge relay 3 domestic battery and one engine battery. The wiring is in for the lights, fridge and water pump, with other wires routed through but not connected. Engine electrics have a small control panel with a fuel gauge, oil pressure gauge, temperature gauge and volt meter. The fuel gauge can be switched between the main tank and the engine header tank/ day tank. There is a manual hand pump and an electric pump to fill the day tank. All this works. The engine had a comprehensive overhaul before being put into the boat, really just needs a coat of paint and a polish. The shafting to the rear of the boat is a carden shaft (lorry prop shaft) connected to a tail shaft that is supported in 2 thrust bearings. The hull was backed around around last September using 2pk epoxy pitch. Spare engine available. Only selling due to no time to finish and use, plus many more on the go projects. We have only been out and about just a handful of times it is fully useable and can be sailed away.
